TERMS AND CONDITIONS
Deposits and balance payments
Please note that your reserved dates cannot be held for you if your deposit is not received promptly. The balance of your rent must be received no later than 4 weeks before your
arrival date.

Check-in and departure times
Our standard check-in time is between 2pm and 5pm. Departure time is before 11 a.m. These times are to allow for cleaning and preparing of the apartment between guests. Late evening arrivals are only possible by prior agreement. As you will understand, a departure time after 11 am can only be agreed if there is no guest checking in that day. However, you are welcome to ask me about this 24 hours before you leave. If their flight is scheduled to arrive very early in the morning (as flights often do from the USA, for example) guests sometimes prefer to book the previous night so that the
apartment can be ready for them at 9am. The charge for this is a reduction on the nightly rate. Do enquire if you are interested in this option.

Travel arrangements from abroad
When you have booked your flights please let me have the details (e.g. departure airport, flight number, arrival airport, scheduled arrival time). This is to allow me to check on line to see if your flight has been delayed. I will send you directions from your arrival airport to The Old Bakery.

Travel Insurance
We strongly recommend that you take out holiday insurance which will cover you for both (i) medical treatment while in the UK (the NHS will always provide emergency treatment without asking about insurance but will charge you after the event. Medical treatment is free only for UK residents and, in some circumstances, for EU residents, but NOT for citizens of other countries) and (ii) enforced cancellation of your trip due to illness or flight
problems etc..

Maximum occupancy:
Maximum occupancy of The Stables is 2 guests and of Chalkley’s is 4 guests. Additional persons will not be able to check in.

Entertaining guests during your stay:
You may wish to entertain family or friends to a meal during your stay. This is, of course, part of the advantage of self-catering and is fine with us as long as no one stays over-night. However, we ask you to restrict the number of visitors at any one time to 2 in the Stables and 4 in Chalkley’s. (We have felt compelled to add this to our terms and conditions only recently as a result of a guest throwing a party in one of the apartments which resulted in significant accidental damage. We know that the great majority of our guests would never consider behaving in this way.)


Cancellation policy:
If you cancel after paying your deposit we will endeavour to re-let the period. If we are not able to do so we will retain your deposit. If we are able to re-let the whole period or a part of it, we will return the appropriate proportion of your deposit, less a fee for administration. You will understand that the nearer your arrival date you cancel the more likely it is that the period will remain un-let. Additional advertising of a late availability increases the chances of our attracting another guest but is quite expensive.
If you cancel after paying your full rent we will, again, endeavour to re-let the period, but cancellations within one month of your arrival date are very unlikely to be re-let. Most of our guests book well in advance of their holiday. Please take out travel insurance covering enforced cancellation.

Self Catering Accommodation – what this means
Obviously, we make sure that the apartment is spic and span when you arrive. The definition of “self-catering” includes the obligation on guests to keep the accommodation clean during their stay and, when they depart, to leave it in the condition in which they found it on their arrival. So we politely request that guests, for example, wash up their dishes, put kitchen equipment away , empty the rubbish /trash and leave their bed-linen
and towels in a pile for ready for laundering. We understand that, with the best will in the world, accidents can happen but ask that guests report any breakages before they depart. If your are staying longer than one week you may like to arrange a 2- hour clean during your stay. The charge for this is £30-£40. This can usually be arranged, but you need to let us know in
advance if you want us to book a cleaner as they are not usually available at short notice.
