Deposits and balance payments
Please note that your reserved dates cannot be held for you if your deposit is not received promptly. The balance of your rent must be received no later than 4 weeks before your
arrival date. Your security deposit is also due one month before your arrival date.

Information required to confirm a reservation:  We require the following information in order to confirm a reservation:- your home address; a contact telephone number; the names of the guests who will be staying; the age of any guest under 18 years; your agreement to our terms and conditions.  Visitors from outside UK will be asked to show a passport on arrival.

Check-in and departure times
Our standard check-in time is between 2 pm and 5 pm. Departure time is before 10 am in Chalkley’s and before 11 am in The Stables.  These times are to allow for cleaning and preparing of the apartment between guests.

Late check-ins: Late check-ins are only possible by prior agreement. Please note that under no normal circumstance will an arrival after 10.30 pm be accepted. If your journey is unavoidably delayed it is essential that you get in contact with us.   We will do our best to be flexible if you are delayed by circumstance beyond your control.  If you do not arrive within 24 hours of your expected arrival time and have not contacted us, we may consider that you have cancelled your stay.  We will only refund rental payments if the dates are re-let and an administrative charge will apply.

Late departure: As you will understand, a later departure time can only be agreed if there is no guest checking in that day. However, you are welcome to ask me about this 24 hours before you leave. Late departures will be charged for.

Guaranteed early check-in: If their flight is scheduled to arrive very early in the morning (as flights often do from the USA, for example) guests sometimes prefer to book the previous night so that the apartment can be ready for them at 9 am. The charge for this is a reduction on the nightly rate. Please inquire if you are interested in this option.

Travel arrangements from abroad
When you have booked your flights /train tickets please let me have the details (e.g. departure airport, flight number, arrival airport, scheduled arrival time). This is to allow me to check on line to see if your flight /train has been delayed. I will send you directions from your arrival airport / national rail station to The Old Bakery.

Refund of your security deposit: This is refunded to by via Pay Pal or via UK internet banking (if you have this facility) after the apartment has been cleaned and checked over.  If damage has been found an appropriate portion of the security deposit will be withheld. This rarely happens as our guests are, almost without exception, delightful people!

Travel Insurance
We strongly recommend that you take out holiday insurance which will cover you for both (i) medical treatment while in the UK (the NHS will provide emergency treatment without asking about insurance but will charge you after the event. Medical treatment is free only for UK residents and, in some circumstances, for EU residents, but NOT for citizens of other countries) and (ii) enforced cancellation of your trip due to illness or flight
problems etc..

Maximum occupancy:
Maximum occupancy of The Stables is 2 guests and of Chalkley’s is 4 guests. Additional persons will not be able to check in.

Entertaining guests during your stay:
You may wish to entertain family or friends to a meal during your stay. This is, of course, part of the advantage of self-catering and is fine with us as long as no one stays over-night. However, your must restrict the number of visitors at any one time to 2 in the Stables and 4 in Chalkley’s. (We have felt compelled to add this to our terms and conditions only recently as a result of a guest throwing a party in one of the apartments which resulted in significant accidental damage. We know that the great majority of our guests would never consider behaving in this way.)

Cancellation policy:
If you cancel after paying your deposit we will endeavour to re-let the period. If we are not able to do so we will retain your deposit. If we are able to re-let the whole period or a part of it, we will return the appropriate proportion of your deposit, less a fee for administration. You will understand that the nearer your arrival date you cancel the more likely it is that the period will remain un-let. Additional advertising of a late availability increases the chances of our attracting another guest but is quite expensive.
If you cancel after paying your full rent we will, again, do our best to re-let the period, but cancellations within one month of your arrival date are very unlikely to be re-let. Most of our guests book well in advance of their holiday. Please take out travel insurance covering enforced cancellation.

The purpose of your visit: We offer short-stay /holiday accommodation only.

No Smoking: Smoking is NOT allowed in either apartment.

No Candles:  Lighting of candles is NOT allowed in either apartment

No Pets: We do not accept pets

Children  We accept children subject to the conditions below:

We have grand-children of our own and do not want to exclude all children. However, we have found it necessary to have the following limitations in order to preserve the quality of the accommodation for later guests.

Supervision: Children under the age of 16 must not be left in the accommodation unaccompanied by an adult.

The Stables: Please note that this accommodation is not suitable for toddlers and young children due to the ladder-style staircase.  We accept non-crawling babies.

Chalkley’s:  If your party includes any children under the age of 12 years you must get our explicit agreement at the time of booking.  Please note that due to the nature of the furnishing of this apartment extra care must be taken to ensure that children do not cause damage to the contents of the apartment.  Our regulations include the following:  No food or drink to be consumed in the living room; colouring pencils and crayons only to be used at the dining-table; no out-door shoes may be worn in the house.  We cannot accommodate prams due to lack of suitable storage space. No bikes, scooters, or wheeled toys are permitted.  We reserve the right to ask for an additional security deposit when young children are accommodated.

Self Catering Accommodation – what this means
Cleaning: Obviously, we make sure that the apartment is spic and span when you arrive. The definition of “self-catering” includes the obligation on guests to keep the accommodation clean during their stay and, when they depart, to leave it in the condition in which they found it on their arrival. So, we politely request that guests, for example, wash up their dishes, put kitchen equipment away , empty the rubbish /trash and leave their bed-linen and towels in a pile for ready for laundering. If you are staying longer than one week you may like to arrange a 2- hour clean during your stay. The charge for this is £25. This can usually be arranged, but you need to let us know in advance if you want us to book a cleaner as they are not usually available at short notice.

Rubbish/ trash: Please note that there is a strict trash re-cycling system in this area.  You are provided with 3 separate bins and with a simple guide to show what goes in which bin. If we have to re-sort your rubbish we make a charge of £20, as it is an unpleasant job. The local authority will not collect our bins if the rubbish in not sorted.

Breakages:  We understand that, with the best will in the world, accidents can happen but guests must report any breakages before they depart.
